Villa Kalyana is a vast 10 bedroom beachfront estate located on a secluded and semi-private bay on the south-eastern tip of Koh Samui. The epitome of tropical island fantasy, the villa is set amidst an ancient coconut grove, against a lush natural hillside backdrop, and faces a white power sand beach. Cedar shingle roofs, rich hardwoods, and travertine flooring compliment the idyllic natural surroundings. The villa is designed around a huge central 300 square metre swimming pool, which includes two islands, and a shallow kids’ section. The chemical-free infinity-edge pool is surrounded by lawn and decks, and is illuminated by LED lighting, offering a spectrum of dramatic colour effects at night. A poolside travertine terrace is furnished with an outdoor lounge overlooking the sea views. The pool is flanked by 2 absolute beachfront bedroom suites in detached pavilions, with another 2 bedrooms in detached pavilions behind, and the main two storey villa to the rear. On the ground floor, 4 bedroom suites and a kids room open on to the garden, with direct access to the swimming pool. An open stairway leads up to the first floor, with elevated views over the property, which comprises the main living area and the master bedroom suite.

Villa Kalyana is approached by a private road, leading to a forecourt with parking bays for several cars, and staff housing to the rear. Stairs lead up to the first floor, and the huge open-sided living room, set under a vaulted ceiling, with fantastic views over the property to the beach and sea beyond. The living room includes a lounge setting of sofas and armchairs arranged around a coffee table, as well as a more intimate lounge area within an antique hand-carved wooden pavilion to the rear. Next to the open-air living room is the air-conditioned open-plan kitchen-dining room, including a TV lounge area, which is dominated by an immense wooden dining table, hewn from a single tree trunk, seating 24 in comfort. The fully equipped kitchen includes an espresso machine and juice extractor, and is separated by a breakfast bar, with stool seating. The dining room opens out onto a roof terrace with a large gas BBQ and tables and chairs for al-fresco dining, providing ample space for gatherings, from where stairs lead down to the professionally equipped staff kitchen, for unobtrusive catering. On the other side of the living room, the huge master bedroom suite includes a spacious private lounge and library, dressing room, and indoor and outdoor bathrooms, with an al-fresco bath tub, and an indoor walk-in rain-shower, as well as an outdoor lounge and massage sala.

Downstairs, the 4 spacious double bedroom suites all have independent entrances, and en-suite bathrooms with tubs and showers to the rear. The kids room includes 4 bunk beds, large bean bags, and toys and games including Wii, and connects to a TV den. The 4 detached poolside suites feature large decks, vaulted ceilings, and romantic antique hand-carved four-poster beds on elevated and illuminated wooden platforms, teak desks, and kitchenettes. The en-suite bathrooms are set within private gardens, with sunken marble bath tubs and waterfall showers.

All 9 bedroom suites are air-conditioned, en-suite, and independent, with King-size double beds, ceiling fans, dimmer-controlled LED lighting, walk-in wardrobes with safes, hairdryers, scales, slippers, and bathrobes, mini-bars, and tea and coffee making facilities. The bedrooms are also equipped with large LED smart TVs connected to a media server preloaded with a library of hundreds of HD movies, and providing broadband fibre-optic internet connection, DVD, and iPod docks. Complimentary WiFi internet is also available throughout the property.

The secluded bay is protected by headlands on both ends, with the landmark Golden Pagoda of Wat Laem Sor to the east, and continuation of the owner’s land to the west. The 500 metre white powder sand beach is maintained by the staff, and the sheltered lagoon offers safe swimming. There is a beachfront massage sala pavilion, and a stone table under the shade of the coconut palms. At night time, a video projector screen can be set up on the beach for watching movies under the stars, ‘Cinema Paradiso’ style. The largely undeveloped islands of Koh Matsom and Koh Tan are a short boat ride away, and great for picnics, snorkeling, and fishing. Villa Kalyana includes a 21’ 50 HP outboard power boat and a top of the range Yamaha WaveRunner Jet Ski, which are insured, and can be hired at a nominal cost. ATVs are available for hire on the nearby Laem Sor beach. A sea kayak is available for complimentary use. Additional facilities for guests include mountain bikes, air mattresses, beach toys, snorkeling gear, volleyball, badminton, and yoga mats. Resident staff includes a manager, chef, and maids, with catering service available for all meals.

On the adjacent plot along the beach are 4 air-conditioned en-suite bungalows, each accommodating up to 3 guests, with a King-size double bed, and room for an extra bed. Available at an extra daily charge of $300-$450++ USD each, these bungalows extend occupancy at Villa Kalyana up to a maximum of 26 adults and 8 children.

Rates are for the entire property, with discounts for reduced occupancy as follows:

-4 additional beach bungalows are available, each sleeping up to 2 adults and 1 child, at a daily charge of $200++ USD, increasing the maximum capacity of Villa Kalyana to 26 adults and 8 children. The beach bungalows have a separate 250 sqm swimming pool.
-Check-in time is 15:00 and check-out time is 10:30, although early arrival and late departure up to 15:00 may be requested subject to availability, at a charge of 50% of the daily rental rate from 10:00 for check-in and until 18:00 for check-out.
-A security deposit of $1500 USD is payable in cash on arrival, and is refundable less any damages or incidental expenses.
