Villa Kya is a uniquely designed standalone 4 bedroom luxury home, with panoramic sea views over the northeast coast of Koh Samui. Bright and airy, stylish and beautifully appointed, with custom made furniture and white terrazzo flooring, Villa Kya offers an array of indoor and outdoor living, dining, and lounging venues, all overlooking the uninterrupted views.

The one-of-a-kind white terrazzo swimming pool is the central feature of Villa Kya, and cascades down the terraced garden lawns, from the shallow kids’ pool at the top, into the main swimming pool, and overflows into a plunge pool over an infinity-edge. The main pool includes integrated steps, submerged bench seating, and a swim-up bar. The pool is flanked by a terrazzo deck, furnished with double sun-loungers. Across the lawn is a thatched dining sala housing a large round table and built-in bench seating, served by a BBQ kitchen. A covered lounge area fitted with a cinema projector completes the pool level facilities.

Villa Kya’s main living room on the entry-level top floor is a spacious open-plan design, with vaulted ceilings, and floor to ceiling glass walls onto the view. Foldaway glass doors open out onto surrounding decks, which further expand the living space, with an elegant al-fresco dining table for 8, and an outdoor lounge with a circular sofa arrangement around a coffee table. Inside, the bright and airy lounge area is furnished with sofas and armchairs facing a 50” plasma TV connected to satellite, Blue-ray DVD, and fibre-optic broadband internet. Complimentary WiFi internet is also available throughout the property. The living room is air conditioned, and fitted with ceiling fans. At the other end of the living room is a well-equipped kitchen, including a dish-washer, washing machine, and tumble-dryer.

Stairs lead down from the decks to the 4 en-suite double bedrooms, each facing the views. The bedrooms are all furnished with King-size beds, and air-conditioned. Individually styled with mosaic accented wall-finishes, the bedrooms are comfortable and spacious. The master bedroom includes a large free-standing terrazzo bath tub in a private garden, as well as a walk-in rain shower, and a walk-in wardrobe, while the other 3 bedrooms feature en-suite bathrooms with rain showers. All bedrooms are equipped with safes, and open onto terraces with sofa seating.

Conveniently located on the hills above Bophut, the beach is 5 minutes drive away, and a vast array of restaurants, bars, and attractions are within easy reach. Villa Kya is a stylish and individual property, ideally suited to parties of friends or families alike.

The villa is located on a hillside, about 15 minutes drive from Chaweng, 5 minutes from Bophut beach and Fisherman's Village, and 15 minutes from the airport, with Santiburi Golf and Country club some 20 minutes drive away.

Rates are for the entire property, with discounts for reduced occupancy as follows:
4 bedroom sleeps up to 8.
3 bedroom sleeps up to 6.

-Rates are inclusive of continental breakfast, welcome lunch, and airport transfers.
-All rates are exclusive of 10% service and 7% tax.
-Extra airport transfers are charged at $50 USD + 10% service per trip.
-Extra bed charge is $50++ USD per person.
*A cash security deposit of 30000 THB or $1000 USD is required on arrival, to be refunded on departure, less any damages or outstanding bills.
-Check-in time is 15:00 and check-out time is 10:30, although early arrival and late departure up to 15:00 may be requested subject to availability.
